1. Schematic Design
Our design process begins and ends with your design goals. We meet with you to determine your aesthetic and functional needs, measure and photograph existing spaces, and draw a base floor plan that notes existing conditions and structure. We discuss and incorporate any Houzz Ideabooks, magazine tear-outs, and other design inspirations you'd like to discuss. Using all of this information, we develop a 3D model that aims to meet your goals and desires. We present to you a plan with a digital Moodboard showing materials, colors, finishes, lighting fixtures and furniture that coordinate with 3D model (see example).

2. Design Development
Once we have captured your vision, we finalize floor plans and locations of all materials, finishes, lighting and plumbing fixtures, and treatment for walls, flooring, windows, and ceilings to achieve refinement and coordination necessary for a really polished work of (interior design). The primary purpose of design development is to further define and describe all important aspects of the project so that what remains is the formal documentation step of construction contract documents.
4. Bidding and Negotiation
This stage plays an essential part in attracting the best possible builders to the projects, obtaining reasonable prices, and starting the construction process off on the best possible foot. We're happy to meet with potential contractors to present the design, answer their questions, review their bids, budgets, and allowances, and provide value engineering, and coordinate project schedule. We don't just provide you with a design and leave you hanging. We'll lend you our expertise and partner with you through the entire process.
5. Construction Administration
From the first day of construction, we offer administrative services to oversee implementation of the interior design. These services include site visits, progress meetings with you and your contractor, ensuring compliance with intent of design drawings, answering questions that arise during construction, and providing additional drawings requested by you or the contractor.
3. Technical Drawings
[for permits, bidding, and construction]
The final detailing and specifications required for construction and assists the owner in preparing the necessary bidding and contractual information for construction. Decisions on design details, materials, products, finishes, and the may fine points of bidding and construction contracts all serve to reinforce the design. The level of detail we include will ensure that no corners are cut.
You hired us for unique designs, now we need to describe the work in a manner that a contractor needs to build it accurately.
6. Finishing Touches
Once your dream design is completed by the builder, we can help you put on all the finishing touches! We are available to review furnishing options like furniture, window treatments, rugs, wall décor, and drapery hardware. We can prepare a list of items so you can get everything you need or we can grab it for you. We can even sort through your existing artwork and accessories to find items that can be re-used in new design.

Whether your project is new construction or renovation- our process is the same. Because of our architectural background, we follow the AIA’s best practice for an architect’s basic services but tailored it to emphasize the interior environment.
Although we have been hired and inserted in all phases of design or construction, we prefer to get involved EARLY to begin developing the framework of your design. Our interview process is thorough and results in the establishment of realistic expectations by reconciling your wishlist with your budget.
